Frequently Asked Questions (FAQ)

  • The sub-chassis of our products consists of reinforced steel – a frame. This rigid structure also functions as the foundation for our houses. Therefore, our products do not require solid reinforced concrete foundations statically.
  • The ground at the location where the house will be placed will be leveled and improved.
  • With this application, fixed reinforced concrete foundation construction is not required in areas without zoning permits, as municipalities generally do not prefer it. This makes it easier for authorized municipalities to accept our house.

If you wish to elevate your house slightly and disconnect it from the ground, you can use our precast foundation system. Mobile Movi Houses do not require a foundation system like prefabricated villas or houses. Since the structure is a combination of modular box-type systems, the base of each box functions as a foundation. Therefore, the ground must be improved.

If requested, Movi houses can be raised from the natural ground and placed on simple construction systems or supports made from box profiles or curbs. We can also provide this service upon request.

Construction Permit and Location Requirements for Movi House

  1. With Construction Permit
If your land has a construction permit, the typical license and construction permit processes for reinforced concrete or masonry structures will be applied to your Movi House.
  2. Without Construction Permit
If your area lacks a construction permit, such as in fields, vineyards, or gardens, any building constructed in such a location will not be legal. However, our products can be transported if needed, as they do not require fixed reinforced concrete foundations. They do not cause permanent damage to the land and are aesthetically harmonious with nature, which are some of the advantages of our houses.
  3. General Trend
The general tendency is to allow the structure to remain in place rather than paying irregularity fines to the municipalities.

The basic procedure to follow in this case involves establishing a constructive relationship with the municipalities.

  1. Mobility Advantage
You can enjoy using your home for many years. Additionally, you can relocate your home to another place on the same day, eliminating the risk of losing money.
  2. Ownership Flexibility
You may choose to keep the home for yourself or sell it to third parties.
  1. Sub-chassis
In the sub-chassis, beneath the precast concrete panel, 4 cm thick carbon EPS coating plates are used to strengthen water insulation.
  2. Top-chassis
On top of the drywall, 2 layers of 70×50 stone wool are applied. Above these, a 4 cm thick thermal insulation polyurethane roof panel is installed.
  3. Exterior Walls
The exterior walls are equipped with a 4 cm thick water insulation polyurethane façade panel.

If climatic conditions require, the intensity of the EPS plates in the sub-chassis can be increased, or XPS material can be used. Additionally, higher-density stone wool in the top-chassis can help achieve higher thermal insulation standards.

  1. Land Without Construction Permit
If your land lacks a construction permit, the subscription process will be more challenging. You will need to provide water supply by drilling. Afterward, an agricultural irrigation application can be made for electricity subscription with the Electricity Administration.
  2. Electricity Supply
If the electricity lines are far from your land, electricity supply can become very expensive. In such cases, you may opt for solar energy, which can provide 1KVA of energy. This will be sufficient to power a refrigerator, LED TV, LED lighting, devices like mobile phones and laptops, and other basic needs. This system consists of 4 solar panels, 4 batteries, and an inverter, which can be easily assembled into your Movi House during the manufacturing process.
  3. Hot Water Supply
Hot water is supplied through a daily heat system.
  4. Higher Power Consumption
If you want to use higher power-consuming devices like a washing machine, dishwasher, air conditioner, or water heater, a 5KVA solar power system should be installed.
  5. Wastewater Drainage
If there is no sewage system available for wastewater drainage, a cesspool (either permeable or impermeable) is the most suitable solution. A vertical piping system at a height of 4 meters, consisting of 100-pipe culverts and a conic chimney with a cover, would be a practical and cost-effective option.
  6. Utility Connections
All electric, wastewater, and clean water lines in the Movi House are pre-installed and functional. You only need to provide the connections to your home.
  1. Stronger Bearing Construction
The bearing construction of our product is 2.5 times heavier than standard containers. This extends the economic life of your house and provides higher structural stability. As a more concrete product statically, it eliminates earthquake risks and allows for multi-story construction or terrace use.
  2. Enhanced Thermal Insulation
Thermal insulation values are four times higher than standard containers. This ensures a level of insulation that closely matches the comfort of a traditional home.
  3. Superior Construction Materials
High-quality construction materials are used in our products. Unlike standard containers, the final product is a portable, aesthetic, and comfortable house.
  4. Value and Cost Consideration
Due to the superior materials and advanced construction, our product naturally costs more than standard containers. However, it is incomparable to standard containers. Choosing our homes means investing in a residence that offers a completely different level of comfort and durability.
  • Differences Between Prefabricated and Container Structures
Prefabricated and container structures are fundamentally different. Prefabricated structures cannot be fully disassembled and relocated, as some parts remain fixed in their original place. During reinstallation, the panel and carrying profile systems weaken, making them less mobile than containers.
  • Foundation Requirements and Legal Considerations
Prefabricated products require a reinforced foundation system, making them less tolerated by municipalities in areas without construction permits. Additionally, they have higher foundation costs compared to containers.
  • Usage and Comfort Levels
Prefabricated sheltering units, like standard containers, are mainly designed for construction sites and are not typically aesthetic or comfortable. While it is possible to upgrade prefabricated buildings for better aesthetics and comfort, making them comparable to a Movi House would likely be more expensive.
  • Service Limitations
Standard prefabricated house manufacturers provide limited services, requiring you to handle the remaining work, which demands additional time and money.
  • Cost and Time Considerations
When choosing a prefabricated product, it is important to carefully examine the scope of the offer and estimate the total cost in terms of both time and money.
  • Portability and Structural Difference
Movi Mobile Houses are similar to container houses only in terms of portability.
  • High-Quality Materials
The materials used in Movi Houses have properties equivalent to those found in upper-intermediate class villas.
  • Durability and Aesthetics
Compared to standard container houses, Movi Houses offer superior durability and a more refined aesthetic.
  • Comfort of a Fixed Structure
While they share structural characteristics with containers, Movi Houses provide the comfort and quality of a permanent home.
  1. Terrace and Cantilever Systems
If requested, terrace and cantilever systems can be incorporated into the Movi House, made from containers as a mobile feature.
  2. Steel Bearer and Decking
The product includes a steel bearer, and a deck is applied over the ground made of impregnated, roasted massive pine placed over the sub-chassis.
  3. Rainwater Drainage
Single-floor trapezoidal sheet rainwater drainage is provided from the top-chassis.
  4. Deck Application on Top
On the bottom surface of the top-chassis, a deck application is made over the ground made of decoratively roasted and impregnated massive pine.
  5. Functional and Aesthetic Design
This results in a terrace and cantilever system that is both functional and mobile, while also harmonizing aesthetically with the overall structure.

Movi mobile houses technically do not require a roof. However, if you consider it an aesthetic necessity, adding one is possible.

Movi House is shipped directly from our factory. Our prices include transportation and assembly.

An important consideration for assembly is that the entry of a trailer, truck, and crane is required for the setup.

Grading works, basic foundation applications, and cesspool installations for the Movi House should be handled by you.

However, in Istanbul, these tasks can be performed by our company. For locations outside of Istanbul, it will not be cost-effective for our company to carry out these works.

If you are unable to provide a utility water subscription at your location, water can be supplied by drilling or using a water depot.

For the drilling alternative, electricity should be provided to the site to pressurize the water and supply it to the system.

For the depot alternative, the water depot should be placed at an appropriate height and pressurized to allow for proper water supply.

For the heating and cooling systems of Movi mobile houses, the ideal solution is a split air conditioner. Additionally, in areas where natural gas is unavailable during winter, options such as a cousin or stove can be considered.

Movi mobile houses offer the comfort of simply taking your suitcase and starting to live in it!

This level of convenience is not available with prefabricated or alternative container structures.

  1. Electricity Subscription Issue
If there is no possibility of subscribing to electricity at the location where you want your Movi House,
  2. Hybrid Energy System Options
We can offer our hybrid energy system package as a solution.
  3. Energy Sources
The hybrid system includes options for solar energy, wind energy, or a combination of both.

  1. In the Turkish market, the second-hand sales of load containers generally include 20-foot DC, 40-foot HC, and 40-foot DC type containers.
  2. The dimensions of these containers are as follows:
    • 20-foot DC: 2.40m x 6.00m x 2.60m
    • 40-foot DC: 2.40m x 12.00m x 2.60m
    • 40-foot HC: 2.40m x 12.00m x 2.90m

When modifying load containers, nationalized products that have lost their load-bearing capacity are typically used. While it is possible to modify brand-new containers, it is generally not preferred due to high costs, both in Turkey and worldwide.

  3. Load containers are structurally advantageous due to their solid and heavy build. However, their second-hand sales prices remain high, with a 40-foot HC container having a gross weight of approximately 4 tons.
  4. For second-hand container supply, it is crucial that the product undergoes modification and is classified as an A-category product. Containers with defective chassis cannot be used.
  5. Load containers are designed to prevent rainwater leakage unless a mistake occurs during the modification process. However, one disadvantage is that rainwater drainage occurs via overflow over the container.
  6. These containers are non-insulated structures, consisting of strong load-bearing profiles and thick trapezoidal sheet walls. They are highly resistant to corrosion, especially in maritime environments where private alloy sheet metals are most vulnerable.
  7. Modifying load containers to comply with applicable project requirements and completing thermal and water insulation is a lengthy and challenging process. This is why their prices tend to be higher compared to light steel container systems.
  8. Load containers are generally preferred for projects that aim for an industrial-style architectural design.
  9. A standard load container has a gross width of 2.40 meters and requires an internal carcass structure to maintain water insulation. This results in an internal space with a net width of approximately 2.23 meters. Although this may seem limiting for those unaccustomed to a minimal lifestyle, multiple container systems can be designed by opening and combining their walls to create larger living spaces.
  10. Strengthened light steel containers (GHÇ containers) are custom-developed by Movi Houses. These structures are three times heavier than standard containers, eliminating the risk of deformation during transportation and use.
  11. Compared to standard containers, GHÇ containers offer significantly improved thermal insulation.
  12. Rainwater drainage in GHÇ containers is managed through twisted rainwater creeks at the top chassis, which serve as carrier beams. Horizontally collected rainwater is then drained via box-section profiles functioning as vertical columns.
  13. Rainwater creeks and vertical drainage columns must be cleaned of leaves at least once a year. If maintenance is neglected, water leakage risks may arise.
  14. GHÇ container structures are designed to be trailer-transportable. They are generally produced in the following dimensions:
  • Width: 3.00 meters
  • Height: 2.80 meters (can be increased to 3.00 meters upon request)
  • Length: Up to 10.00 meters, depending on project requirements

The maximum width and height of these structures are determined by Turkey’s transportation regulations.

  1. GHÇ containers are lighter compared to load containers and require less labor during production, making them a more economical option.
  2. Since the specifications of both container types are well-documented, end users can choose the most suitable type according to their needs and preferences.
  3. Ultimately, the decision between these two specific container types is left to the customer’s discretion.

Movi Container Houses vs. Prefabricated Structures

  1. Movi Container Houses
    • Fully manufactured in the factory and shipped as completed main modules.
    • Each Movi house consists of multiple container modules, all built in the factory.
    • After delivery, the main modules are assembled on-site for quick and easy installation.
  2. Prefabricated Structures
    • Carrier carcass systems, exterior, and partition panels are produced in the factory, but assembly is done on-site.
    • All construction processes, such as groundwork, insulation, roofing, electrical, and sanitary systems, must be completed on-site.
    • This system requires more labor and time compared to Movi container houses.

Roof Design and Functionality in Movi Houses

  1. Functional and Aesthetic Importance
    • The roof protects the building by directing rainwater away and providing essential water insulation.
    • A well-designed roof enhances the overall aesthetic appeal of the structure.
  2. Movi Houses and Roof Design
    • Movi houses feature a confined roof that ensures both rainwater and thermal insulation.
    • Due to their cubic and modern design, container structures are not suitable for free-standing roofs from an architectural and aesthetic perspective.
  3. Considerations for Cold Climates
    • In extremely cold regions, an additional free-standing roof might be necessary for enhanced water insulation.
    • Special care and precision are required to implement the correct design solutions.
  4. Manufacturing and Installation Approach
    • Movi prioritizes factory production to ensure quick and efficient on-site assembly.
    • Since free-standing roofs require on-site construction, Movi does not manufacture them directly.
    • If requested, Movi can design a custom free-standing roof, but its construction must be carried out by local builders after installation.
    • Technical support can be provided if needed.

Movi Container Categories

Movi offers two different types of containers for residential use:

  1. DNS20 and DNS40 Freight Containers
    • These are standard steel-framed containers originally used for freight shipping.
    • Made of brattice panels, they come in two standard sizes:
      • DNS20: 6.00 m (L) × 2.40 m (W) × 2.40 m (H)
      • DNS40: 12.00 m (L) × 2.40 m (W) × 2.40 m (H)
    • DNS40 also has a High Cube (HC) version, which is 2.90 m in height.
    • These containers are modified to be suitable for residential use.
  2. Custom-Size Movi Containers
    • These containers offer more flexibility in size but are still steel-framed and made of brattice panels.
    • For transportation on a single trailer truck, the maximum dimensions are:
      • 12.00 m (L) × 3.00 m (W) × 3.00 m (H).

Containers vs. Prefab Houses

Prefab houses differ from stationary housing in both production methods and technology. They are often preferred due to their lower cost.

However, containers offer significant advantages over prefabs, including:

  1. No Grounding Work Required
    • Container structures do not rely on extensive groundwork or foundation construction.
  2. Mobility & No Zoning Permit Needed
    • Unlike prefabs, containers are classified as mobile structures, so they generally do not require a zoning permit.
  3. No On-Site Construction Required
    • Containers are fully assembled in the factory and shipped as a whole.
    • No need to hire an assembly team or manage transportation logistics for construction materials.
  4. Factory-Tested Heat & Water Insulation
    • Insulation tests are conducted under factory supervision, eliminating the risk of faulty production.
  5. Easy Relocation Without Financial Loss
    • Moving a container is quick and cost-effective, unlike prefabs, which require disassembly, transportation, and reassembly, often leading to financial losses.

MOVI mobil evlerin boyutu ihtiyaçlarınıza göre özelleştirilebilir. Bu mobil evler fabrikada üretilir ve arazinizde monte edilen konteynerlerden yapılır.

Although we offer standard plans, our goal is to create living spaces based on your own designs and hel

Of course, the size, design totally depends on you!
Providing a standard price is not feasible, as each project requires different services and materials. While an approximate price can be given, the exact cost is determined only after the project is completed.
Mobile MOVI houses do not require grounding systems like prefabricated buildings. The modular container system provides its own grounding. The only requirement is to level the plot. If you’d like the structure to be slightly elevated, this can be achieved with specific construction methods.

Since MOVI mobile houses are built with a closed-box system, there is no risk of leakage.

The carrier system of MOVI containers is made entirely of steel. Additionally, both the exterior and partition walls are constructed with metal plates and sandwich panels that have load-bearing properties. As a result, structures built with the complete box principle carry zero risk in the event of an earthquake.

The houses can be furnished according to your preferences.
